How does Euribor affect the loan payment?

  • Euribor (European Interbank Offered Rate) is the average interest rate for pan-European interbank lending, which changes daily. The home loan interest rate is linked to the personal margin and the Euribor and is therefore variable. Citadele offers Euribor fixing for 6 months. If Euribor has increased during this time, the loan payment will also increase.
  • Due to the changing interest rate and monthly loan payments, it is important to assess whether it is still possible to successfully pay the loan with a higher monthly payment. For example, for a loan amount of 100,000 euros taken for a 30-year period, a 1 % increase in interest will increase the monthly payments by about 50 euros. The bigger the loan amount, the greater the effect of the interest rate change on the monthly payment.

What are the steps to get a mortgage loan?

  3. Additional requested documents are submitted (e.g., real estate appraisal. The list of appraisers approved by the bank can be found on the website)
  4. Decision of granting a loan and ALTUM decision
  5. The loan agreement and other documents are signed in the bank
  6. The documents shall be signed by a notary and submitted to the Land Register
  7. After the registration of the mortgage in the Land Register and submission of all the required documents to the bank, the amount of loan is paid out
     

How to apply for a mortgage loan?

To find out the loan amount available to you, go to the website www.citadele.lv > Loans and leasing > Home purchase loan and select “I am interested in my options”, fill in the loan calculator and find out how much you can borrow.

If you want to fill in a mortgage loan application, proceed by selecting the Apply for a loan button and log in with one of the authorization devices.
Fill in the required fields in the application, provide information about yourself, existing credit commitments.
If you are eligible to one of the Altum programs, the Altum offer will automatically be indicated in the prepared offer.
In order to be able to fully assess your ability to take on credit commitments, certificates issued by the SSIA are required. When filling in the application, you can indicate that the bank can request them on your behalf, or submit them to the bank for evaluation yourself. If you choose to submit them yourself, you can receive them at www.latvija.lv and, in the first step of consideration of your application, we will not be able to prepare an offer yet.

After submitting the application, you will see on the screen that the application has been created, as well as you will receive an informative e-mail about it.

If you do not have any of the specified authorization devices and do not have the opportunity to apply online, please go to any of the nearest branches and fill in a mortgage application. You can apply for a visit to the branch here.

What is an Annual Percentage Rate (APR)?

The total cost of the loan expressed as interest per annum of the loan amount including costs. APR is calculated in accordance with the formula and terms set out in Cabinet of Ministers Regulation No. 691, dated 25.10.2016, Regulations Regarding Consumer Credit, which stipulates the current value of all existing or future obligations (the loan issued, payments and costs) on which the loan issuer and consumer have agreed, assuming that the loan agreement is valid from the day it is signed to the day of the final payment, the loan is issued on the same day the agreement is signed, the interest rate applies for the entire term of the agreement, and the consumer fulfills their obligations as set out in the agreement. Total costs include the interest rate for the use of the loan, one-time fees such as commission fees for processing the loan, government and registry fees for establishing the mortgage, regular fees such as insuring the pledged property, and other known or accepted fees. The APR is shown so that consumers can compare different offers.

How to add a co-borrower?

There are situations when a home purchase loan can be issued only if you have a co-borrower. The co-borrower can be a spouse, common-law partner or another person close to you, a relative.

If I work abroad, can I get a mortgage loan from a bank?

Yes, if you earn income abroad, you can get a mortgage loan. In addition to the account printout, you will need to submit a national tax return.

What is the total amount payable by the client comprised of?

The total amount is comprised of the loan sum and the total costs of the loan (all fees including interest payments, commission fees, charges, and other known fees linked with the loan agreement, such as collateral evaluation, collateral and non-residential property insurance among others). The total amount payable by the client (consumer) is calculated on the day the agreement is signed, in accordance with Cabinet of Ministers Regulation No. 691 dated 25.10.2016: Regulations Regarding Consumer Credit.
